How much does an interior paint job cost?

For a standard three bedroom, our average price range for an interior repaint is $3,000 - $5,000 plus GST and mandatory QBCC Home Warranty Scheme insurance.

Factors affecting price include the current condition of the paint and surfaces, the height of the surfaces to be painted, the size of the property in general, and whether it is vacant.

What should my house painting quote include?

We know it’s important to understand what you’re getting for a quoted price. So, our quotes include a detailed list of every area of your home that’s included in the scope of work. We detail the method and type of paint we use for each different surface, e.g. frames versus walls. We can also itemize the price as you wish.

Should you paint the interior all one colour?

The colour you use can dramatically alter the appearance and mood of any home or space. Light colours have an expansive feel, making spaces look larger. Using all one colour creates flow. But you might use different shades to highlight some areas, such as a feature wall. The use of different colours can also suggest separate areas in a large space. We can provide guidance on colours. We can also apply samples so you can see your choices as they would actually look in your home.

How to choose a sheen level?

In paint, sheen means ‘shine’. Higher shine means greater durability, but shiny paint also highlights any surface imperfections. High-sheen or gloss paint is best used on high-touch surfaces such as doors and frames, as it’s easiest to clean. At the other end of the shine spectrum, matt paint provides very low light reflection. Matt paint is also sometimes called ‘flat’ paint. The flatness helps to mask surface imperfections, so it's ideal for ceilings. Low sheen and semi-gloss paints balance the durability of gloss with the velvety finish of matt paint. Low sheen is a great choice for walls. Semi-gloss is best used in areas of higher moisture such as laundries and bathrooms, as it’s more washable and less porous than low sheen.

Preparing walls for painting: Is this included?

The price on our quote includes all preparation work for your painting job. This work includes removal of any hooks & nails, temporary removal of door handles and light switch covers (refitted after painting), cleaning any visible dirt, scraping loose paint, filling of gaps, and sealing filled areas. We can even help you to move furniture and take any frames off the walls.

How to prepare a room for painters

We can help you with all preparation of the areas for painting, but you can speed up the process by doing the following:

Remove any small items that are easily relocated i.e. chairs, picture frames, soft furnishings, small items of furniture. Remove all items from walls, such as mirrors, frames, and clocks. If you’re able, remove curtains and blinds, and move larger pieces of furniture into the middle of the room. We will be covering your belongings with protective drop-sheets, so grouping items together helps.

Top tip: Try not to block any source of natural light when stacking furniture – there is no substitute for daylight when painting.

Our process for painting exterior walls

1. We test for lead paint at the time of quoting, and examine your home to determine work needed.
2. Temporarily move pot plants, hoses and other items that are near to exterior walls.
3. High-pressure wash of exteriors with visible dirt or mould.
4. Scrape surfaces to remove all loose paint, and sand surfaces to smooth rough edges.
5. Fill all surface cracks and imperfections, then re-sand filled sections.
6. Spot-undercoat filled and bare surfaces.
7. Apply top quality paint with solar guard features to slow the impacts of our climate on your home – and your paint job!

Cost of painting the exterior of your home

A timber three-bedroom home exterior repaint ranges from $6,000 to $11,000 plus GST and mandatory QBCC Home Warranty Scheme insurance.

The quality of our paint finishes is partly owing to our meticulous surface prep. Before we start, we lay down drop sheets over all areas to catch debris. Then, before a lick of paint is applied, we take the time to clean, scrape and sand surfaces, fill all imperfections and prime any filled areas. This means that the surfaces are smoother so the paint can really shine, making your home looks its best.

Can you paint when rain is in the forecast?

Exterior paint needs least two hours of fine weather to dry enough to be unaffected by rain. If rain is forecast, keep the painter’s rule in mind: if you wouldn’t hang out the wash, don’t paint outdoors.

Although a feature wall or decorative finish may look stylish, we wouldn’t recommend them for rental properties. A feature wall usually means using a bolder colour or texture, and trends change quickly. Decorative finishes are much harder and more expensive to maintain in the face of wear and tear. As a more unique style choice, they also run the risk of being unappealing to prospective tenants, which narrows your property’s appeal.

Our advice is to save decorative features for your own home, and use light, neutral colours in your investment property – they guarantee the widest appeal and will avoid frequent repainting of dated colours and finishes.

The paint colours that can boost your investment home's value

Naturally, you want your rental property to be attractive to a broad array of tenants so it rents easily. When considering colours for your property, bear in mind that colour trends change quickly, and the boldest colour choices date the most rapidly. The best advice is to use paint colours that appeal to the widest audience, so the wisest choices are colours with timeless appeal.
For the interior, choose a light, neutral colour for the walls. For the most cohesive look, consider the colour tones of your flooring and cabinetry, and pick a light shade of the same colour. Set this off with white, glossy trims.
For the exterior, classic choices of palette are:
• Earthy tones
• Striking dark tones with white contrasts
• A neutral, pastel shade with trims & highlights in white or cream.
Also consider the colour tones of non-painted sections like roofing or brickwork, and choose a paint shade that harmonises with those.

Who is responsible for painting - landlord or tenant?

In Queensland, a tenant is only responsible for correcting damage that is not due to fair wear and tear. There is no substitute for the work of a professional though – many times we are called to quote on repairing a DIY job gone wrong!

We are always happy to provide an itemised quote for repairing and repainting damaged sections. We are also able to provide a quote to fix any damage, and then a separate quote for the painting of the rest of the property. This way, the tenant can pay a fair price for correcting any damage, and the owner can decide whether to paint the rest of the property.

How often do landlords have to paint?

The preparation work, the skill of application, and the quality of the paint itself will all factor in how long your paintwork lasts.

For general interior areas, a quality paint job should last around 5-7 years with standard wear. The paint work may start looking a little worn after this time – and at the 10-year mark, it’s definitely time to repaint.

Our expertise pays dividends in wet areas – especially in our sub-tropical climate. Professional surface preparation, proper use of undercoat, the right sheen of paint, and the correct use of mould inhibitors are paramount. Without those, your bathroom can look flaky and mouldy in less than a year.

In Queensland’s tropical climate, quality exterior paintwork will last around five years before looking worn, and not more than 10 years before needing to be redone. Paint on rendered surfaces is hardier, whereas on timber paintwork only lasts around half as long. Expect the paint in areas exposed to full sun to degrade twice as fast as those in sheltered areas.

Top tip: Avoid leaving your repaint until the paint is peeling – the damage to the structure is much more costly to repair.

Maintenance expenses you can claim immediately

The ATO rules state that any item of work classed as repairs and maintenance can be claimed immediately in the current tax year. Repairs restore the good working order of a broken item. Maintenance corrects or prevents deterioration to keep your property in a tenantable condition.

Painting work you can claim immediately includes and repainting a damaged wall, repainting a faded or grimy interior, or oiling a deck.

You can also improve your property at the same time as getting maintenance and repair work done. You simply need to provide separate costs for these to the ATO. We are always happy to provide itemised or separate invoices for work falling into different categories.

If you are happy to go ahead on the spot, we are often able to do a small job at the time of quoting.

How much do small paint jobs cost? Are there travel costs?

Our minimum charge for small jobs is $165 including GST. There are no additional costs for travel, and you will receive a quote that fully lists all areas to be painted, and all materials and methods to be used in your job.

Can you quote and paint the same day?

We are often able to do a small job at the time of quoting if you are happy to go ahead on the spot.
